If our quote is higher, it typically comes down to crew ownership (no day-labor subcontractors), equipment we own and maintain, and material quality. If it's lower, it's because we're efficient — we've been building this exact type of project for 20 years.

For cool-season grass: late August through mid-September is ideal. For most trees and shrubs: spring (after last frost, typically mid-May) or fall (8 weeks before first freeze). Perennials can go in spring through early summer.

Yes — but steep slopes often benefit from erosion control first (silt fence, rock check), proper grading, and either hydroseeding or sod. We'll assess and recommend the right approach during the estimate.

We offer design-build services — we design and install. We're not a standalone design firm. Our designs are built around what works in Idaho's climate and what we can execute well.

We own our equipment and employ the operators who run it. We do not subcontract excavation work. This means we control scheduling, quality, and accountability.

We handle the excavation portion — site prep, tank excavation, and leach field trenching. Septic system installation itself requires a licensed septic contractor, and we're happy to coordinate.

All excavation and trenching work follows OSHA 29 CFR 1926 Subpart P — the federal standard governing excavation, trenching, and shoring operations. Before any trench exceeds 5 feet in depth, a Competent Person classifies on-site soil (Type A, B, or C) and determines the required protective system: sloping, benching, shoring, or trench box. All utilities are pre-marked through 811 (Idaho Digline) before equipment moves. We also comply with Idaho NPDES permit requirements and Kootenai County grading ordinances on applicable projects.

Kootenai County requires building permits for retaining walls exceeding 4 feet in height, measured from the bottom of the footing. LP files all permit applications for work we perform, coordinates inspection scheduling, and provides final documentation. Clients are responsible for confirming survey boundary lines before work begins. We do not build on property lines without an approved survey.

The International Building Code (IBC/IRC) frost depth for North Idaho is 24 inches. Every hardscape base we install is excavated below this depth to prevent frost heave from lifting or cracking your patio or wall. For retaining walls, we engineer deadman anchor lengths and wall batter angles to account for hydrostatic pressure that builds behind walls during freeze-thaw cycles. Skipping this step is why you see walls lean and patios buckle — we don't skip it.

Our standard finish grade tolerance is ±0.1 foot (1.2 inches) of design elevation. For slab-on-grade preparation, we target ±0.05 foot. On commercial projects requiring lender or inspector submittals, we provide final grade certifications signed by our qualified operator. Tolerances can be tightened to ±0.05 foot across an entire site with GPS-guided machine control — available on request for larger jobs.

Yes. We offer per-event, seasonal flat-rate, and full-service commercial contracts. All contracts include documented service logs — timestamps, driver IDs, and service notes — which protect you in any liability situation.
