Built from
the ground up.
Joshua Gladish started with a truck and a standard.
In 2005, Joshua Gladish loaded a single-cab pickup with hand tools and drove to his first landscape job in Post Falls. He had one rule: leave every property better than you found it — and call the client back within 24 hours, no matter what.
Twenty years later, that rule still runs LP. The trucks are bigger. The crew is trained. The equipment is owned outright. But Joshua still walks every major project before the crew starts, and he still hands out his personal number to clients who want it.
LandscapePros isn't a franchise or a national rollup. It's a North Idaho company, built by someone who lives here and plans to stay. That's not a marketing line — it's the way every hiring, equipment, and service decision gets made.
"If my crew wouldn't be proud to drive past it in five years, we're not done."
The values that have never changed in 20 years
Accountable
We own our equipment and employ our operators. When something isn't right, there's one number to call — ours.
Transparent
You get an itemized estimate before work starts and a documented record when it's done. No surprise invoices.
Permanent Crew
Our team isn't seasonal day labor. The same faces show up year over year, building relationships that matter.
Idaho-Rooted
We live here. We sponsor youth sports leagues here. We know the frost depths, soil types, and drainage challenges of North Idaho intimately.
Scope-Honest
If your project needs a specialist we don't have, we'll tell you. We won't stretch our capabilities at your expense.
Finish-Proud
We photograph every completed project, because we want a record of work we can stand behind.
The No-Surprise Invoice.
Guaranteed.
Joshua built LandscapePros around a simple principle: the invoice you receive should match the number you approved. Not approximately — exactly. You sign a scope before a machine moves. If conditions change and the scope needs to change, you hear about it before it happens, not after.
This sounds obvious. It isn't standard. Most contractors discover "complications" during the job that conveniently inflate the final bill. We call that a failure of upfront communication — and it's something we refuse to pass on to our clients.
What you get: an itemized written estimate before work begins, a documented change-order process if scope shifts mid-project, and a final invoice you can line-item verify against what you agreed to.
Step 1: Estimate
Itemized written estimate with materials, labor, timeline, and a locked total — before any work begins.
Step 2: Approval
You sign off on the full scope. Nothing starts until you've reviewed and approved every line.
Step 3: Change Orders
If site conditions change the scope, you are contacted before any additional work proceeds. You authorize or decline — always.
Step 4: Final Invoice
The invoice matches the signed estimate plus any approved change orders. No surprises, no line items that appeared overnight.
Twenty years, one crew, one purpose
Joshua Gladish starts LP out of Post Falls with a single truck and a strong reputation for showing up.
Landed first full-season commercial maintenance and snow contract. The crew grows to 4.
Added dedicated excavation equipment and trained operators — no more subcontracting heavy work.
Service territory grows across state line. 12-person crew, full commercial + residential portfolio.
Recognized for design and service excellence. Featured in regional "Best of CDA" listings.
Still family-owned, still North Idaho. Over 500 completed projects and counting.
