The grade under your home decides more than how it looks on day one. It decides where every storm drains, whether the slab stays flat, and what the foundation does the first hard winter it sees. Grading is the least visible part of a build and the most expensive thing to get wrong.

Laser-Verified Elevations
Every finished grade is shot with professional laser equipment and checked against the engineered plan before we leave the site. Foundation pads are held to the flatness and elevation tolerance your builder requires — typically within a quarter inch across the pad.
Cut and Fill Balance
LP tracks the cut-to-fill ratio across your lot so exported material is minimized and imported material is only purchased when genuinely needed. On a tight North Idaho lot, balancing the grade in the field is often the single biggest line-item savings available.
Frost-Depth-Grade Preparation
Kootenai County frost depth runs roughly 32 inches. LP grades to depths that keep footings, frost walls, and below-grade utilities clear of the freeze line — the detail that separates a pad that survives twenty winters from one that heaves in three.
Positive Drainage Falls
Finished grades are set with positive fall away from structures at a minimum 2% slope, with swales and daylighting designed where flat terrain demands it. Water that moves away from a foundation cannot find a foundation problem later.
Structural Fill Compaction
Fill placed in engineered lifts and compacted to specification, with density verified on site. Uncompacted fill settles — and settled fill under a slab means cracked slab, failed walks, and a warranty claim you pay for.
Site Class & Rock Assessment
North Idaho sites run from deep clay to fractured basalt. LP evaluates soil classification and rock conditions during site work so the schedule and equipment plan reflect reality, not optimism.
